We have guided clients through the project development process for over four decades, initiating our efforts well before the groundbreaking. Upon site selection, we obtain historical property documents, analyze existing conditions and characteristics, complete a risk assessment, and clearly define the development criteria for a successful project.
Our comprehensive due diligence and entitlement reports may include, but are not limited to:
General Site Data
Size, existing structures, soil conditions, civil drawings, topographical surveys, surrounding streets and developments, topographical layouts for potential building locations, ingress/egress, easements, setbacks, Right-of-Way requirements, deed restrictions and restrictive covenants.
Utilities
Existing services available such as water, sewer, drainage, stormwater systems, electric, phone, cable, and natural gas.
Development Requirements
Applicable codes for general building and fire regulations, zoning and permitting approval processes including timeframes and costs for submissions, drainage and grading considerations, parking calculations to ensure proper spaces are provided, and permitted signage and landscaping.
Engineer’s Estimates
Time requirements to complete the site plan, architectural and engineering review, and the design and production of construction documents.
