Focus and History
With complete client focus, unparalleled professionalism, and a commitment to delivering quality projects on time and on budget, we have cultivated strong working relationships within the design, construction, and infrastructure industries.
Our vast project history in both the public and private sectors provides a core foundation for analytical forward thinking and effective problem solving, making us the trusted source for comprehensive engineering services for over 40 years.
What We Do
Our professional engineers and project managers work directly with developers, architects, land planners, contractors, and state and local government agencies, giving our team a unique, well-rounded perspective for critical thinking and problem-solving while staying on schedule and within budget.
Due Diligence & Entitlement Services
Moving projects efficiently from concept to construction.
We have guided clients through the project development process for over four decades, initiating our efforts well before the groundbreaking. Upon site selection, we obtain historical property documents, analyze existing conditions and characteristics, complete a risk assessment, and clearly define the development criteria for a successful project.
Our comprehensive due diligence and entitlement reports may include, but are not limited to:
General Site Data
Size, existing structures, soil conditions, civil drawings, topographical surveys, surrounding streets and developments, topographical layouts for potential building locations, ingress/egress, easements, setbacks, Right-of-Way requirements, deed restrictions and restrictive covenants.
Existing services available such as water, sewer, drainage, stormwater systems, electric, phone, cable, and natural gas.
Applicable codes for general building and fire regulations, zoning and permitting approval processes including timeframes and costs for submissions, drainage and grading considerations, parking calculations to ensure proper spaces are provided, and permitted signage and landscaping.
Time requirements to complete the site plan, architectural and engineering review, and the design and production of construction documents.
Partnering with the development team, we bring our unique local insight, industry network, skilled perspective, and inherent knowledge of the latest procedures to expedite the regulatory approval process. In addition, our established relationships with municipal, county and state governing agencies allow us to quickly and effectively problem solve as challenges arise throughout the life of a project.

Traffic Engineering & Transportation Planning
Minimizing impacts while maximizing the safety and mobility of all modes of transit.
Through our comprehensive studies, creative approach, and modern designs, our transportation management solutions allow rapidly expanding communities to meet the demands of development. From identifying and addressing challenges on existing roadways to designing traffic layouts for new developments, our proven methodologies create cost effective options for any project.
While a common goal is to reduce travel time and congestion, we know it’s even more important to arrive safely at your destination. Encompassing all users from motorist to pedestrian, our corridor and feasibility studies provide a 360-degree view of current conditions and future demands. This includes key factors such as intersection efficiency, Right-of-Way conditions, property access and egress, and traffic volumes at peak and off-peak timeframes.
Intersection improvements and street cross-sections for optimal mobility and safety, signalization to optimize timing and improve traffic flow, garage layouts to increase capacity, signing, pavement marking, delineation, lighting, utilities, and streetscape enhancement programs.
Impacts from new developments, operational and capacity analysis for increasing traffic volumes and modified traffic and pedestrian patterns, traffic management, and the developments of regional impact (DRI) that reduce the infrastructure improvement.
Whether working directly with transportation agencies and stakeholders or partnering with our civil engineering division, we’ll identify areas for improvement, design the solutions, and support the construction team to make a positive impact and safer environment for our communities.
