Due Diligence & Entitlement Services

Moving projects efficiently from concept to construction.

We have guided clients through the project development process for over four decades, initiating our efforts well before the groundbreaking. Upon site selection, we obtain historical property documents, analyze existing conditions and characteristics, complete a risk assessment, and clearly define the development criteria for a successful project.

Our comprehensive due diligence and entitlement reports may include, but are not limited to:

General Site Data

Size, existing structures, soil conditions, civil drawings, topographical surveys, surrounding streets and developments, topographical layouts for potential building locations, ingress/egress, easements, setbacks, Right-of-Way requirements, deed restrictions and restrictive covenants.

Utilities

Existing services available such as water, sewer, drainage, stormwater systems, electric, phone, cable, and natural gas.

Development Requirements

Applicable codes for general building and fire regulations, zoning and permitting approval processes including timeframes and costs for submissions, drainage and grading considerations, parking calculations to ensure proper spaces are provided, and permitted signage and landscaping.

Engineer’s Estimates

Time requirements to complete the site plan, architectural and engineering review, and the design and production of construction documents.

Civil Engineering & Land Development

Design Services

Utility system and roadway designs, site development, master planning, shop drawing review, civil construction plan preparation including conceptual paving, drainage, water, and sewer plans for submittal to governmental agencies, permitting process schedule and preliminary estimate of fees and approval timeframes to avoid delays, and preliminary cost estimates of site development including earthwork, grading, paving, drainage, water and sewer.

Construction Coordination

Contract administration, value engineering, comprehensive plan review and revisions, coordination of platting and surveying, site observations, project certifications, managing permit approvals including water, sewer, drainage, and on- and off-site paving, and scheduling/attending team meetings with governmental agencies and public officials.

Traffic Engineering & Transportation Planning

Through our comprehensive studies, creative approach, and modern designs, our transportation management solutions allow rapidly expanding communities to meet the demands of development. From identifying and addressing challenges on existing roadways to designing traffic layouts for new developments, our proven methodologies create cost effective options for any project.

While a common goal is to reduce travel time and congestion, we know it’s even more important to arrive safely at your destination. Encompassing all users from motorist to pedestrian, our corridor and feasibility studies provide a 360-degree view of current conditions and future demands. This includes key factors such as intersection efficiency, Right-of-Way conditions, property access and egress, and traffic volumes at peak and off-peak timeframes.

Designs
