











Overlooking a spectacular 18-hole golf course designed by the legendary Jack Nicklaus, this vibrant new community spans over 4.15 acres just north of Palm Beach Lakes Boulevard and east of Congress Avenue in the heart of Palm Beach County. It features 191 multifamily residential units, where residents can enjoy an expansive pool and fitness studio, as well as a clubroom and rooftop lounge for entertaining.
Simmons & White assisted the development team with initial due diligence and services necessary to support the entitlement process with the City of West Palm Beach. Civil services included preparation of construction plans, design of paving, drainage, potable water, fire supply, wastewater, and a stormwater management system, which includes 80,000 cubic feet of underground stormwater storage chambers. Construction services included preliminary cost estimates, shop drawing review, coordination with local municipalities for closeout of engineering permits, and continuous engagement during the course of the project necessary to address in-field construction concerns.
The infill development within an active community and immediately adjacent to a golf facility presented several design challenges during the course of the project. Simmons & White was able to effectively communicate and support ownership, design and construction teams, and project stakeholders to ensure the delivery of the project in a cost effective and timely manner.
