Simmons & White was retained by the Owner, ShopCore Properties, in 2017 to assist in a feasibility analysis of a proposed redevelopment of the center. Due diligence services included an analysis of existing Seacoast Utility Authority Water and Wastewater facilities which determined that the center contained a higher percentage of restaurant tenants than originally estimated. A comprehensive analysis of the current and future anticipated demands resulted in the need for a new SUA Lift Station and force main replacement south to PGA Boulevard. Simmons & White was the Civil Engineer for the LifeTime Fitness development and continues to assist with design and permitting of the project as tenancy and future buildout conditions change. We have secured a South Florida Water Management District Environmental Resource Permit for the build-out of the redevelopment which will result in a new podium hotel with ground floor retail and restaurant as well as a multi-family tower within the property.
